What a maintenance contract covers
We agree the visit frequency with you, based on how hard the plant works and what is stored. Each visit follows a checklist for the room and the plant, and you get a written report.
On every visit
- Room temperatures checked against the controller and an independent probe
- Condenser coils cleaned, and fans and airflow checked
- Evaporators, defrost, drain lines and drain heaters checked
- Refrigerant pressures and temperatures recorded, and leak checks
- Electrical connections, contactors and controls checked
- Door seals, frame heaters, pressure relief and closers checked
- Panel joints and penetrations inspected for ice and damage
- Alarms and monitoring tested
Breakdown response
Response times are written into your SLA. We identify the critical spares for your system at the start of the contract, so the parts most likely to fail are on hand.
Reports and records
A report after each visit, with readings, findings and anything that needs attention. It supports food-safety and pharmaceutical audits, and lets you plan replacement before it becomes a breakdown.

Systems we did not install
Many of the rooms we look after were built by someone else. We start with a survey of the room and the plant, list anything that needs putting right, and then take it onto a planned maintenance contract.
Why planned maintenance matters more in the Gulf
Plant in the UAE runs harder and longer than the same plant in Europe. Dust and sand load the condenser coils, high ambient pushes pressures up, and a summer of near-continuous running shortens component life. Most expensive failures start as something small, like a blocked coil, a worn door seal or a drifting controller, that a planned visit would have caught. Why plant struggles in a Gulf summer.
Questions we are often asked
Do you offer an annual maintenance contract (AMC)?
Yes. Our planned maintenance contracts are what is usually called an AMC in the UAE: a fixed schedule of visits, agreed response times and a report after every visit.
How often should a cold room be serviced?
It depends on the duty. Rooms with heavy traffic, dusty surroundings or critical stock need more frequent visits than a lightly used chiller. We recommend a frequency after the first survey.
Can one contract cover our HVAC as well?
Yes. Cold rooms, refrigeration and HVAC can sit under one contract with one set of response times.
