What we build
- Walk-in chiller rooms for produce, dairy, meat and drinks
- Freezer rooms and frozen stores
- Multi-temperature stores with chilled, frozen and ambient zones
- Blast freezers and blast chillers
- Pharmaceutical cold rooms and controlled ambient stores
- Preparation and processing rooms held at a controlled temperature
Designed for a Dubai August
Most of what goes wrong with cold rooms in the UAE is decided before the first panel arrives. A heat load worked out for a European summer, a freezer floor with no heating, or a condenser boxed into a hot plant area will all hold temperature in February and struggle in August.
We size and specify every room for +50 °C ambient, and for how you will use it: what goes in, how warm it arrives, how much you move each day and how often the doors open. The survey and heat load calculation are free.

How a cold room is put together
Envelope
Insulated sandwich panels with engineered joints, sealed on the warm side so humid air cannot get into the wall. Panel thickness is set by the temperature difference across it: chilled rooms commonly use around 80 to 100 mm, frozen rooms 120 to 150 mm and blast freezers more. The heat load and running cost decide the final figure, not what happens to be in stock.
Floor
Chilled rooms can often sit on a sound existing slab with a hygienic finish. Every frozen and blast room gets an insulated floor build-up with heating underneath to stop the ground freezing. Why freezer floors heave.
Doors
Hinged, sliding or high-speed doors chosen for the traffic, with heated frames and pressure relief on frozen rooms, and strip curtains or air curtains where doors are busy. More on doors and seals.
Refrigeration
Brand-independent plant, de-rated for Gulf ambient, with condensing units, evaporators and controls sized together. Commercial refrigeration.
Controls and monitoring
Electronic controllers, temperature logging and alarms, with remote access by web and phone if you want it. What a useful monitoring system does.
What you get at handover
- Drawings of the room as built
- The heat load calculation and plant selection
- Commissioning records, including the pull-down log
- Operating guidance for your team
- The option of a planned maintenance contract for the life of the room
Questions we are often asked
How much does a cold room cost in Dubai?
It depends on size, temperature, floor, doors and how much product you bring down to temperature each day, so we price from a survey rather than a rate per square metre. The survey is free, and you get a budget figure with the specification.
Can you build inside an existing warehouse?
Yes. Cold rooms are usually built inside an existing building. At the survey we check the slab, where the plant can go, the power supply and drainage.
Do you work outside Dubai?
Yes. We are based in Dubai and work across the UAE.
Do you maintain cold rooms you did not build?
Yes. We take on planned maintenance and repairs for cold rooms, refrigeration and HVAC installed by other contractors, starting with a survey of what is there.
